This has resulted in agreement to a significant reduction in affordable content to be applied to the remainder of the scheme.
Girls’ School, SW London
Instructed by promoter and the school’s board of governors to prepare a viability case in respect of this c100 dwelling project demonstrating the basis upon which it can act as an enabling development to help fund major improvement works to the school. The outputs, including report and relevant viability appraisals/sensitivities, which first formed the subject of negotiation/pre-application discussion with the council and it’s appointed representative, have now become part of the planning application.
Durham City and Vicinity – Various Sites
Advising consortium promoter on viability, development strategy and promotion agreement terms covering a range of residential/mixed-use opportunities. This has gone on to include viability assessments submitted in connection with planning applications (resulting in reduced affordable content) and also Core Strategy EIP submissions, as well as advising on various mechanisms for delivery.
Hailsham, West Sussex
Consultancy and viability advice regarding the deliverability of a 75-unit residential development scheme in preparation for a carrying out a re-negotiation of s106. Led discussions with Wealden District Council resulting in a negotiated solution that provides a series of savings, delay of payment triggers etc.
Biggleswade, Bedfordshire
Instructed by consortium to submit viability analyses is respect of this c1,500 dwelling scheme with associated uses, with a view to reducing affordable content. Agreed reduction to 10% from target policy level of 25%. Also instructed to advise on securing various further 3rd party land ownerships, including via CPO, that form later phases and bring the total scheme to over 2,000 dwellings.
House Builder Portfolio
Preparation of viability appraisals on a portfolio of projects, ranging from c30 to over 200 units, for quoted housebuilder with a view to demonstrating a) likely deliverability of current proposals and b) revisions necessary to each proposal, including both s106/affordable housing reductions and scheme design/mix changes, to aid delivery. Securing necessary s106 amendments by negotiation, new planning applications and/or appeals as appropriate. Achieved reduction in s106 and/or affordable content in c80% of cases pursued. Led to various further and continuing viability instructions from this client on a case-by-case basis, including pre-acquisition advice on the likelihood of there being a viability case for reduced affordable housing or s106 obligations.

Church Farm Lewknor
Planning feasibility and acquisition of Church Farm, including Grade II listed farmhouse and Grade I listed tythe barn for conversion to residential and office accommodation, and development of four additional properties. The project involved a complex planning case, and following the grant of planning, traditional and timber frame construction. The properties are now fully occupied and the development provides an attractive environment for the residents.
Bambrook Mews Thame
Construction of 5 no. contemporary townhouses on the edge of the town centre. The brownfield site was fairly constrained and the groundworks challenging due to ground conditions however the completed development was successfully completed on budget and all units successfully sold.
Lime Walk Headington Oxford
Conversion, extension and subdivision of an existing property into three dwellings. The development was project managed from acquisition through the construction phase, to completion of the sales.
